Travelodge


Travelodge have 510 sites across the UK. Topscan were recommended to them by their CAFM supplier due to our experience and ability to ensure data was delivered in the required format.

What we did

Travelodge have exciting plans to bring their existing hotels up to a new level of comfort as well as starting on an aggressive expansion plan to become the number one budget hotel in the UK. As part of the new plans, Travelodge are introducing a regional FM contract in order to maintain their hotels at a level that would be expected of a leading brand.

So as to ensure value for money on the FM contracts, Topscan were tasked with surveying key assets within the hotels in order to build up a detailed asset register that also included details on condition, life cycle, replacement costs and more.

The information collected would allow them to:

  • Have an independent survey and review of their assets
  • Clearly identify the assets across all of the hotels
  • Plan accordingly for the coming 5, 10, 15, 20 year replacement costs
  • Put together a detailed PPM with the preferred FM contractors
  • Plan to standardise key assets so as to drive down future costs by bulk buying
  • Reduce the risk of unexpected costs
  • Highlight areas of imminent failure and prioritise.

The survey was being conducted across all hotels within a 3-month timescale to allow for the data to be disseminated to the FM contractors in advance of their contracts commencing and to allow for best value to be provided.


How we completed the project

Prior to the survey commencing a detailed scope was agreed including:

  • Assets in scope
  • Data to be captured (condition, age, manufacturer, model etc.)
  • Risk rating
  • Label type, layout and placement regime
  • Survey schedule
  • Risk assessments and method statements.

A detailed survey programme was put in place to make each of the hotel managers aware of the approximate time of the survey. This simple step ensured that the survey programme kept to schedule and avoided unnecessary time lost due to staff not expecting survey team calls.

Using the latest survey equipment and cloud environment allowed information to be collected ‘live’ so the surveys were ready for the client to view at the end of each day. As this information was instantly available it allowed Travelodge to respond to high risk issues immediately.

As our surveyors are multidiscipline, we were also able to report on other risks outside of the scope, where they were obvious, giving Travelodge greater value for money.

Moving forward

Moving forward, Topscan and Travelodge are putting a plan in place to ensure that the information remains up-to-date as well as building on it as and when new sites come online or upgrades are completed.

Travelodge are also looking at the 3D laser scanning of key areas of the hotels to use in the ongoing support of PPM and reactive maintenance.
