Fire Risk Assessments
The Regulatory Reform (Fire Safety) Order 2005 introduced in October 2006, for non-domestic premises stated a Responsible Person (RP) will be responsible not only for the safety of employees, but for that of any person lawfully on the premises, or in the immediate vicinity of the premises and at risk from a fire on the premises. The RP must make a suitable and sufficient assessment of the risks and identify the measures needed to comply with the requirements and prohibitions imposed on them by the Order. Where there is no employer in any premises, the occupier or owner of the premises is the responsible person.
Aligning with the order and following the PAS79 methodology, Topscan are able to carry out Fire Risk Assessments (FRAs) that take into account the type and use of the premises, the persons who use or may use the premises, and the risks associated with that use. We closely engage with clients prior to the commencement of an FRA to understand any issues or concerns the client may have, agree the scope of the survey and set out the format and clarity of the report to follow within which we will rank non-compliant and high-risk zones in order of severity, so you’ll be able to see what needs urgent attention.
Fire Compartmentation Surveys
Correct and adequate Fire compartmentation is essential to prevent the spread of fire and smoke within a building, to ensure safe means of escape for occupants. Fire Compartmentation subdivides parts of buildings from one another by walls and/or floors of fire-resisting construction.
Fire Risk Assessments do not cover a detailed intrusive examination of areas that are not immediate visible such as ceiling voids, which is why Fire Compartmentation surveys are essential to ensure that the responsible person has a complete detailed assessment of any issues together with an action plan of what needs to be done
Topscan are able to conduct the Fire Compartmentation Surveys and assessments in accordance with relevant British Standards, Approved Document B of the Building Regulations. We will make an assessment of the condition and materials of the complete fire compartments, fire seals and fire doors as well as review the space usage in order to determine if the current compartment is suitable. The survey report provided will highlight and issues found and make clear recommendations on what is required.
Fire fighting equipment and asset surveys
Premises are required to be equipped with appropriate fire fighting equipment, fire detectors, alarms and signage to help alert those within the building as soon as possible of a fire as well as preventing the growth of a small fire and clear egress from the premises. Having clarity on what fire fighting equipment and assets are in place, as well as their location, is essential to ensure that adequate fire safety is in place.
